1. Moss and Algae Growth:

 - Is there any visible moss or algae growth on the roof?

 - If yes, how extensive is the growth? (mild, moderate, severe)

 - Are there any areas where moss or algae growth is more prevalent?

2. Roof Surface Condition:

 - Are there any areas of the roof where the surface is damaged or deteriorated?

 - Is there any discoloration or staining on the roof surface?

 - Are there any signs of water pooling or standing on the roof?

3. Gutters and Drainage:

 - Are the gutters free from debris and properly functioning?

 - Is water flowing correctly through the gutters and downspouts?

 - Are there any signs of clogging or blockage in the gutters or downspouts?

4. Shingle Condition:

 - Are the shingles intact or are there any missing, cracked, or curled shingles?

 - Are there any signs of granule loss on the shingles?

 - Are there any areas where the shingles are lifting or coming loose?

5. Flashing and Sealant:

 - Are the flashings around chimneys, vents, and skylights in good condition?

 - Is the sealant around the flashing intact and not cracked or deteriorated?

 - Are there any signs of leaks or water intrusion around the flashings?

6. Structural Integrity:

 - Are there any signs of sagging or unevenness in the roof structure?

 - Are there any visible cracks or damage to the roof supports?

 - Is there any evidence of pest infestation or nesting on the roof?

7. Previous Maintenance:

 - Has the roof been previously treated for moss or algae growth?

 - What method was used to treat the roof? Brushing? Moss killing powder? Pressure washing? Soft washing? 

 - When was this done last?

 - When was the last time the roof was inspected? 

8. Moss and Algae Treatment:

 If there is moss or algae growth present you will have

 - Reduced lifespan of the roof

 - Increased risk of leaks and water damage

 - Aesthetically unappealing appearance
